Finishing The Basement . . . High Impact With Low Cost

As a Realtor®, I have seen all types, quality and sizes of finished basements. 

Overall, the cost of the improvements are rarely returned when the owner sells the home.  Typically a $25,000-$30,000 finished basement will bring back in the market about $10,000-$15,000. 

My recommendation has always been that it is best to buy a home with a finished basement, rather than finishing it yourself.

How can the cost/depreciation equation be mitigated or made about equal? 

I have seen this type of finished basement in several homes including a very high-end home.  The ceiling is spray painted black and high-end track lighting installed, the walls painted and the floor is either painted or has a laminate floor installed.  If the colors of the walls and floor are done right, the basement really does have a finished look. 

The best part is that the market viewed this area as a finished basement which brought greater value to the sellers.

This is a great way to finish your basement, not spend an exorbitant sum of money and get back value in the market.  Talk about having your cake and eating it too.
The important thing to center on is the high-end lighting and make sure your color choices work for your market area. 

I was viewing this one property that was listed at about $3,000,000.  The basement was finished this way, it showed really well and was accepted in this market. 

Check with your Realtor® and make sure that this type of finish will be accepted in your area.  It can save you a bundle of money and provide a functional finished basement that will not be a disappointment when it comes time to sell.
